Heating & Air Conditioning systems at rental properties

Most of our tenants think that I am the owner of the rental properties.

In fact I am a property manager, a paid professional who handles all the day-to-day details on behalf of the owners.

My bosses own fifteen unusual houses and duplexes, spread out all over the town. Most of our days are spent inside a car, driving between the offices and one of the rentals, either to inspect an issue, collect a debt, or a meeting with a tradesperson for an appointment. I own none of the properties, I am just the enforcer for the bosses. My cousin Mike is a certified Heating & Air Conditioning corporation, and I hooked Mike up with our boss to be the on-call repair pro for all our heating and cooling needs. In this arm of the country an air conditioner is very crucial for about half of the year, and many people can live without heating for a long time and never realize anything is wrong, but the moment an AC unit breaks I will get a iPhone call. Mike works for a local Heating & Air Conditioning corporation, but this is a side-gig. Whenever there is an Heating & Air Conditioning emergency, and Mike isn’t working his regular task, he will come over and check it out. I know it’s a hassle for him, but the pay is very good, however because he is entirely working off the books, Mike can charge less than half of what an Heating & Air Conditioning corporation would, and it’s all profit for him! He makes a lot more money, and our boss saves more, so it’s a win-win for everyone involved! If there is an Heating & Air Conditioning emergency while he is at work, then the tenant will just have to wait.
