When you manage rental properties, you are consistently needing to solve concerns and “put out fires” as the saying goes. Thankfully I’ve never had to put out a real fire… yet! Most of the complications around here have to do with around-the-house repairs and upkeep, so I keep a handyman named Bob on retainer. If I was making more money I would also hire a property supervisor to deal with all this stuff for me, but for now I have to handle it myself. Bob is genuinely skilled in most domestic tasks, but Bob is not certified in Heating and Air Conditioning systems repair, which means I need to job with a different business. I own a lot of rental properties, and it is pretty overpriced paying a Heating and Air Conditioning business every time there is a problem; You understand why? Because there is consistently a problem! Renters never lift 1 finger to maintain their own properties, which means every little thing from increasing the air filters to replacing the batteries in the climate control units is up to me and our team. I have made Bob an offer to pay for his night classes if he wants to learn Heating and Air Conditioning maintenance himself, and even if I pay for Bob’s books and Heating and Air Conditioning training courses it will still be a lot cheaper than what I pay the business every month.
