The landlord didn’t want to upgrade the HVAC equipment

I remember the last rental house we lived in before buying a home.

One of the first things we checked was the HVAC system to make sure it was working fine. It was not working so great and the air quality was not especially great. I knew it was because the ductwork system was not cleaned in the house and it seemed like it hadn’t been cleaned in ages. I asked the landlord to have the HVAC taken care of before we moved in, but it didn’t seem like anything was done, especially the ductwork cleaning. When I asked the landlord why he didn’t have the HVAC tuned up, he claimed that he did. He said he had his repair guy come over to work on the HVAC so it should be working fine. I insisted that a certified HVAC professional come out and actually added regular HVAC services to the lease before signing it. The landlord didn’t seem to have a huge issue and we had the HVAC professionals come out regularly. They were able to do a great job with the ductwork cleaning and they provided tune-ups. I remember the HVAC professional said it was a good thing we were getting services because whoever worked on the HVAC before did very shoddy work. The HVAC system was old though and we were kind of fed up with the costly energy bills because of the lack of energy efficiency. We asked the landlord if he would install something modern, but he refused. That’s when we decided to buy our own home so we could have a very nice HVAC system that’s energy efficient.
