When you handle this many rental properties, you are regularly having to solve problems and be “putting out fires” as the saying goes. Thankfully I’ve never had to deal with a real fire! Many of the problems here have to do with around-the-house repairs and upkeep, so I keep a handyman named Max on retainer. If I was making more money I would hire a property manager to deal with all this crap for me, but for now I have to handle it myself. Max is very skilled in most domestic works, but is not certified in Heating & Air Conditioning systems repairs, which means that I need to task with a local corporation. I own a lot of rental properties, and it is so very overpriced paying the Heating & Air Conditioning corporation every time there is another problem, you know why? Because there is regularly a problem! Renters will never lift a finger to maintain their own properties, which means every last thing from increasing the air filters to replacing the batteries in the temperature controls is up to myself, Max and our team. I have made Max an offer to pay for his evening classes if he wants to learn Heating & Air Conditioning repair himself, even if I will pay for his books and Heating & Air Conditioning training courses it will still be way cheaper than what I pay the corporation every week. The Heating & Air Conditioning industry is very strict, and if you do not have proper certification you cannot legally task on heating the cooling systems. If Max isn’t interested in taking classes to learn Heating & Air Conditioning repairs, perhaps I need to look for a modern handyman.

Everyone should learn about making a fire

Learning how to start a fire is 1 of the most basic life skills, and everyone needs to know how… Not to sound too dramatic about it, but the ability to start fires is what set man above the other creatures, then fire led to the rise of humanity as the dominant species; More to the point, the ability to start fires can be the difference between life and death in a survival situation.

The odds are that you will never actually need to make a fire to survive the evening… but wouldn’t you rather know how to do it, just in case? The people I was with and I tend to take heating for granted, no matter where all of us are, but remember Mother Nature can take it all away at any time.

When I was a kid I received an upscale lesson about the importance of heating, one I still vividly remember. My folks used a very seasoned gas furnace that requires a constant supply of heating oil. One morning my folks drove into town to get more heating oil before the immense ice storm hit. The ice storm came early, and after skidding off the road our parents could not make it back out to the house. With no heating fuel the gas furnace would not work, so there I was trapped all alone in the house as the temps started to drop rapidly . I found a area furnace in one of the closets, but when the power went out it was totally useless to me. I realized that I could use the brick fireplace to keep myself warm through the whole evening, however I didn’t know how to make a fire yet!

Bob came to his task drunk again this morning. I have no system when this guy ever sleeps. To our expertise Bob starts drinking booze as soon as he clocks out, around 5 or 6 in the evening. Bob keeps drinking until 5 or 6 the following morning before dragging himself back to work. I know Bobmust find time to sleep at some point, I just can’t figure out how! Bob is a nice enough person, however I entirely don’t think he is really cut out for a job in the heating and cooling industry. Heating & Air Conditioning task is hard work, it requires a great deal of focus, patience, and a strong task ethic, and Bob has none of these qualities. When he is at work, and sober, Bob is a fine Heating & Air Conditioning tech, especially when it comes to customer service. Bob might take a while to finish an cooling system tune-up, but he is the best at talking to the patrons. In the last year Bob has become our top salesperson when it comes to the annual Heating & Air Conditioning repair plans. Bob has the “gift of gab” and after a few minutes of conversation he can convince most people how upscale the annual Heating & Air Conditioning repair system is; Out of all the Heating & Air Conditioning techs he is the best at this, so I entirely don’t want to fire him! On the other hand, if Bob keeps coming to task drunk it won ‘t matter how many new annual Heating & Air Conditioning repair plans he sells. Turning the 1-car garage into a new room

Having several kids on a miniscule budget feels like a juggling act and walking a tightrope all at the same time; Everything needs to be balanced; Just when I thought I had the hang of it, those little kids started turning into surly teenagers… The kids were larger, they needed more space, and most of all they needed privacy. There was not much I could supply them in that regard, because extra rooms don’t grow on trees, so instead I decided to convert the one-car garage into a spare dining room for our oldest son. It is a garage with brick floors and plain walls, used just for storage, and the air quality out there is musty, dusty, and damp, however controlling the excess humidity, and restoring the air quality to something more habitable is the first issue! After a deep, thorough cleaning and a slight remodel, I hope that portable Heating & Air Conditioning components will be enough to maintain the garage going ahead. A retired Heating tech handles our rental property systems

It took me a while to get the hang of being a landlord.

I had never envisioned myself as being the type of man to own property, but after a large inheritance this is where I found myself.

The day-to-day logistics of handling multiple tenants, dealing with their complications, and collecting the rent is all too much for me to handle, so I hire a property supervisor to handle all the details. This is a recent thing for me, because at first I tried to do everything myself with disastrous results. I thought I could save a lot of money by doing some of the handyman job myself, and almost immediately I ruined a perfectly good central Heating and Air Conditioning method by trying to disinfect it. After that I refused to ever touch the Heating and Air Conditioning methods again. If it is anything more advanced than increasing a dirty air filter, or putting modern batteries in the climate control unit then the people I was with and I will call an expert to handle it! I have forged a superb unquestionably working relationship with a local tech named Bob, who recently retired after 25 years in the Heating and Air Conditioning industry. Bob might be retired but he is bored, and he prefers money, so I pay Bob “under the table” to handle any Heating and Air Conditioning emergencies that come up. Since Bob still has his Heating and Air Conditioning certification he is legally allowed to do the work, although our new working arrangement is less than legal. By unquestionably working with such an “outlaw” Heating and Air Conditioning tech instead of a major business I am saving myself ten thousand bucks a year, or more! Bob makes extra money, and I save a lot of money so most people wins.

The plan to restore an aged school bus had never occurred to me, until I wound up with one on our property.

This beast had no tires, nor an engine, but the structure of the automobile was still strong.

Since I couldn’t haul it off – there was no site to take it – I opted to be creative and convert it into a spare room to use as a home office. I have people come to visit from time to time, and with the right touches the bus could also work as a guest cottage, or a mother-in-law suite. The cosmetic changes were all easy enough, but it got more complicated when it came to electricity, plumbing, and air conditioner. There was no way to make a livable space without having running water and weather conditions control. I wanted to do this absolutely on our own time, separate from the help of an electrician or an Heating and Air Conditioning tech, so I turned to the source of all modern knowledge – Youtube! I spent minutes on end searching for the best channel, so I could find some insight into how to handle the weather conditions control methods on the bus. After multiple afternoons of watching videos, I arrived at the conclusion that it would be far too dangerous to install an Heating and Air Conditioning method myself. Instead I should just find a small, portable Heating and Air Conditioning method capable of heating and cooling, and mount it on the roof of the bus. By doing it this way I will save myself thousands of bucks worth of Heating and Air Conditioning equipment, and a superb deal of time. What to do when the furnace doesn’t work

I am cheerful about the time I spent in the Girl Scouts when I was young. I didn’t love the badges, or selling the terrible cookies, or any of that stuff. What I did love was learning pricey survival skills. It was neat to learn how to survive in the wild, or how to find my way back to the condo when I got lost. Those felt that they were important skills that I could use to survive just about anything. It surprises me that so few folks guess how to make a fire. I don’t mean turning on a gas grill, or increasing your climate control unit, but unquestionably building a real fire. If the power goes out, and you don’t have your high-priced Heating and Air Conditioning method to rely on, what will you do to keep warm? When our teens were aged enough, the people I was with and I went to spend a few afternoons at a distant cottage in the woods, one that had no electricity or weather conditions control. It was supposed to be a sub-zero weekend, and I wanted the kids to learn how to build a respected fire in the fireplace. They were all bummed about it at first, moreso about the lack of Wi-Fi than the lack of heating. Then I showed them that it was fun to stack up the logs in the fireplace and light them ablaze. I taught them how to manage a fire, and how to tend the fire so it didn’t get out of control. I hope they never have a life-or-death emergency involving heating, but if it does happen, they will be prepared. Just love the motto of the Girl Scouts.

Most of our tenants suppose that I own their rental properties.

In fact I am a property supervisor, a professional paid to handle all the details on behalf of the owner.

My boss owns fifteen bizarre houses and duplexes, spread out all across the area. Most of our afternoons are spent in the car, driving between the office and one of the rental spots, either for an inspection issue, to collect a debt, or to meet with a tradesperson for an appointment. I own none of the properties, I am just the hatchetman for the boss. My cousin Ed is a certified Heating and Air Conditioning professional, and I hooked Ed up with our boss to be the on-call repair pro for all our heating and cooling needs. In this end of the country air conditioner is genuinely important for about half of the year! Most People can live separate from heating for a long time and never realize anything is wrong, but the moment an A/C breaks I will get a iphone call. Ed works for a local Heating and Air Conditioning business, but this is his side-gig. Whenever there is a major Heating and Air Conditioning emergency, and Ed isn’t at his respected task, he will come over and check it out. I guess it’s a hassle for him, but the pay is good! Because Ed is unquestionably working off the books, he can charge about half of what an Heating and Air Conditioning business would, and it’s all profit for him! Ed makes more, and our boss saves more, so it’s a win-win for most people! If there is an Heating and Air Conditioning emergency while Ed is at work, then the tenant just has to wait.

I need to become our own boss

I had been working with Ed, the kid of the boss.

Everyone knew that Ed was a louse and a layabout, but the people I was with and I were not aware that Ed had been drinking on the task.

Thanks to Ed being totally drunk during the HVAC duct replacement there was an accident, one that sent me to the ER. The boss paid all of our medical bills, and gave me paid leave, mostly because he didn’t want me to sue his butt off about Ed! When I was mobile enough, and got a wheelchair, the boss put me to job in the office instead of the field. I needed to learn the other side of the heating and cooling business, one I was not familiar with. As I salvaged my health I learned all that I could, especially after finding out that Ed was in line to take over the Heating and Air Conditioning supplier one day. The owner wanted Ed to follow in his footsteps, even though Ed was poorly suited to manage a substantial Heating and Air Conditioning supplier love this one. The thought that one day I would have to answer to Ed made me realize that I should consider becoming a Heating and Air Conditioning business myself. I knew all about the day-to-day operations of a Heating and Air Conditioning tech, but now I was learning about the red tape, the paperwork, the insurance, and the invoices. In a few months I will be ready to get back in the field and start unquestionably working on cooling systems again, and by that point I hope to have my long-term supplier plan in place. I suppose it’s time to be our own boss.
